GLAR’s Sustainability Working Group: Net Zero House Tour

Published On: September 4, 2025

The future of housing is not far off. It is already here. On Wednesday, September 3rd, GLAR REALTORS® had the unique opportunity to step inside the Net Zero House in Santa Monica, a 4,300 square foot, three level property built to showcase what fully sustainable living can look like. Designed with a net zero footprint, the home generates as much energy as it consumes.

Owners Mike and Tara Wann graciously welcomed members into their home, highlighting innovations such as ENERGY STAR rated appliances, smart home automation that controls lighting, climate, and energy use, and durable finishes made from recycled and eco conscious materials. The architect, Vaishali Makim, provided additional insight into the challenges of permitting and designing a net zero property in Santa Monica. Another innovation on display was the Spout Desktop system, with Mike offering an exclusive $175 discount for GLAR members using code GLAR2025 at Spout Monolith.

The program also featured Jim Gordon, CEO of SmartFlower Solar, who presented on the home’s SmartFlower solar system, a sun tracking array that resembles a giant blooming flower and provides most of the property’s clean energy needs. This was one of the first homes in the world to have the system installed.

Guests enjoyed wine, charcuterie, and vibrant networking while exchanging ideas about sustainable investments. A major highlight of the evening was the official release of our first Sustainability REALTOR® Guide, which will be updated annually to provide members with practical tools and insights into making properties more sustainable.
