Greater Los Angeles REALTORS® Releases May 2026 Market Analysis

CULVER CITY (June 26) – According to data released by The MLS/CLAW, the median sale price for single-family residences in Los Angeles reached $1,053,253 in May 2026. A total of 2,970 single-family homes closed escrow during the month, with 12,900 single-family listings on the market and a median days on market of 15. Condominiums sold at a median price of $680,000, with 903 closings, 6,172 active condo listings, and a median days on market of 28.

“The numbers this spring tell a story we have been watching develop for some time. Inventory is moving, but the gap between what the median homebuyer in Los Angeles can afford and what is available for sale continues to be the defining challenge of this market. When only about 39 percent of Angelenos can afford a median-priced home here, the market is not just tight. It is telling us we have more work to do.”  – Chris Duff, 2026 President, Greater Los Angeles REALTORS®

A recent joint study by the National Association of REALTORS® and realtor.com ranked Los Angeles as the most constrained housing market in the country, with home prices further from local incomes than any other major metro. Fewer than 40 percent of residents can afford a median-priced home. Nearly 60 percent are effectively priced out of ownership entirely.

“These are not abstract statistics. They represent real families who want to put down roots in this region and cannot. Los Angeles has never lacked demand. What it lacks is supply that matches what working Angelenos can actually afford. That is the challenge we have to keep focused on, and it is why GLAR remains committed to advocating for policies that expand homeownership opportunity across this region.”  – Chris Duff, 2026 President, Greater Los Angeles REALTORS®

Overall, 4,545 properties of all types closed escrow in May through The MLS/CLAW, including single-family residences, condominiums, income properties, land, and mobile homes. That total is virtually unchanged from April, down just 34 net closings month over month.

“The demand in this market is not the problem. It never has been. Buyers are out there. The path to ownership is what keeps getting narrower. Our job as REALTORS® is to advocate for the conditions that make ownership possible for more people, and we are not going to stop doing that.”  – Chris Duff, 2026 President, Greater Los Angeles REALTORS®
